About This Calculator
This calculator walks you through the AROW grievance process step-by-step and prepares the key numbers and the Part D statement you’ll paste into your filing.
Step 1 – Compute what Nassau County thinks your house could sell for i
Find your Tentative Assessed Value on your mailed Notice of Tentative Assessed Value, or look it up at https://lrv.nassaucountyny.gov/.
If you believe that you cannot sell your property for the above amount, you should file a grievance to ask the county to revise its assessment. Even if the value may be reasonable, it may still be a good idea to file a grievance as the county cannot raise your assessment as a result of a grievance.
Start your grievance application (online via AROW)
- Go to AROW: AROW – Sign In.
- Create an account (Register) or Log In if you already have one.
- Click "File an appeal using Sales Locator" located in the middle of the page
You can proceed to Step 2 below to gather the numbers you’ll need for the application.
Step 2 – Enter the AROW Average Adjusted Sale Price i
Use the AROW “File an Appeal using Sales Locator” (Find Sales)
- Enter your street address or Section / Block / Lot, then click Search.
- Click your Parcel ID to open your property page. You may need to complete a CAPTCHA.
- Scroll to the bottom and click Find Sales.
- Select 5 recent sales similar to your home in your school district. AROW will adjust each sale to match your home.
- Prefer sales that sold for less than your FMV that we calculated above in Step 1. It is likely best to select the first five options.
- Click Select Checked Properties and Continue, then click Continue again.
- Copy the Average Adjusted Sale Price and enter it below
- Then click "Continue to Submit an Appeal"
- Click the button below to calculate your Part B value. Enter this value in Part B: Applicant's Requested Full Market Value
- Then continue to Step 3
Continue to Step 3 to generate your Part D statement.
Step 3 – Part D Statement i
Where this goes in your application
In AROW, go to Part D and click “Display” to make the section appear. You can leave most fields blank, but you may wish to check boxes for items that apply under “Are any of these adjacent to or visible from the house?”. Then, in the “Other facts” box, paste the statement generated below.
When you’ve pasted Part D into AROW, continue to Step 4 for final submission tips.

Finishing up
Once you’ve completed Parts A through E and reviewed your entries, proceed to Part F and click "Submit Application Form" in AROW to file your grievance. You should receive an email confirmation.
ARC decisions often take about 6–9 months. Watch your email carefully for ARC communications.
